Horrible experience

I used Vanguard Title for the closing of the house I was selling due to the buyer's insistance.

The closing fell through and I never received my earnest money.

When I called Vanguard, they told me the closing agent was no longer employed there and that they had no record of the earnest money. I was told that they couldn't be responsible for a "bad employee" and that since they didn't know what took place, there was nothing they could do.

I asked the closing agent if they had the earnest money and he told me they did. Was I supposed to drive down to Vanguard Title and go throught the file myself and verify everything? I thought this was one of the reasons I was using a title company.

• Pros: They were very courteous.
• Cons: I was out my earnest money because I trusted what I was told.
