I would not recommend this apartment
complex to anyone! Steer clear of it and find another place to live!!! I have lived here for almost a year, and I WILL NOT be renewing my lease. This is the 3rd apartment complex that I have lived in and by far the worst one!
I have had NUMEROUS issues here and the leasing office continues to half ass fix the problem, or they don't fix it at all! The current temperature in Houston is 95 degrees outside. The air conditioner in my apartment went out about 15 minutes ago. This is the 4th time this has happened since I've lived here. Clearly the unit needs to be replaced, but the leasing center has yet to do that per my request. Instead, they send one of their worthless maintenance crew out to hammer the unit a little and then they call it a job done! Since day 1 of my lease, I have had a HORRIBLE infestation of cockroaches in my kitchen. Again, the leasing office sends someone to spray weekly, which does nothing. There are stronger treatments that I have requested to be scheduled, yet, no one has come out to spray. Lastly, I have several massive leaks in my bedroom ceiling that NO ONE has come to fix. According to the leasing office, roofers were scheduled to fix the leak. Yeah...THAT NEVER HAPPENED. The ugly brown stains and mold in my bedroom were never repaired either after several requests as well.
This place is hell on earth! My 85 degree apartment is proof! PLEASE DO NOT LIVE HERE!!!

I would not recommend this apartment to anyone as you would feel you are on your own all the time with the maintenance issues and you will feel frustrated. Do not bother to leave voice mail as no responses to any of your maintenance requests.
They have attitude for no reason.
In addition, you may be mistreated due to your race and gender.
Leasing staff is not professional and irresponsbile. They would not follow up on an issue.
They will send you a letter for renewing your current lease with an unbelievable increase of your current rents ($200). It is more than a trick to me as in the letter, it dose not seem it is negotiable, however, when you call, they will offer you only $25.00 increase based on your current rent. What if no call... I do not think this is the way they should treat their tenants. I moved from other State, I have never dealt with this kind of issue for past 10 years.
All they care is collecting rents.
If you want to move it anyway, make sure you have given proper parking spot, otherwise, you will receive nasty notes to threat towing your car away. (I was assigned two parking spots and it is still not resolved.)
Do call in before you move in to make sure they clean up the place thoroughly. I blind trusted them but it turned out to be a nightmare. I had to stay with my friend for a week until the apartment was half ready to move in. If it happens to you, ask for one month free rent...
great place, actually. Unlike what the others have said before me, I actually enjoy living at woodlake on the bayou and I know my neighbors do too.

Woodlake On the Bayou is an unsafe place to live. Your inside a gated community with a security hut and no security. There is no reason to use the gate clicker, you can walk up and push the gate open. Management the short female with short black hair is useless. She gives you a lot lip service.Their is a high turnover of employees in the leasing office. I have seen six to eight different faces working in the office since August 2010. The fence in the front facing the street is missing several of the post, and rails,so it does not keeps trespassers out. The Month of April there has been four burglaries and one assault that I know of. Maintenance are often drunk on the job, and smell of strong alcohol when they enter the home. If your rent is not paid on the second of each month their is a $50.00 late fee assessed on the third day. The bathrooms are just right for little people. The tubs are peeling and flaking they need refinishing or re-glazing.
The windows are old thin,and dry rotting. The tenants do not pick up the dog do, do. The kids have to play in the driveway , and in the parking spots. When the wind blows it reeks of dog mess you could pass out from the stench. The kitchens are all white and half the size of one of those Home Depot pods you rent for storage.
Talking to corporate falls on deaf ears. I plan to move as soon as the lease is up.
DO NOT EVEN THINK ABOUT MOVING INTO WOODLAKE ON THE BAD-YOU.
Management Sucks as does the owner-Richdale. Infested with ro@ches and other vaious bugs, frequent car break-ins, burglaries and robberies. Spoke with corporate office about hiring security and they said no...absolutely no...no plans in the future for it either. They say all of the crime is justfied by calling them "isolated incidents". They also mentioned that Houston was a high crime area anyway. Not asking them to solve Houston crime just help pevent the crime in the Woodlake on the Bayou community. Management is spread waaaaaayyyy too thin and burned out from only having two people in the office at a time and 3000 tenants! Maintenance requests get addressed but the work is poor and a mess is always left behind. Don't think your kids will ever get to play in the grassy area of the community as the residents DO NOT pick up after their dogs. Parking is atrocious...yes you will get an assigned parking spot-as far away from your apartment as humanly possible! If there is an issue with management expect the corporate office to back them 100% with a non-chalant "what do you expect me to do about it attitude". They don't care because they have you in a lease and they are going to get paid. You are the bottom line. The fact that you are a human being is irrelevant. Do your self a favor and live elsewhere.
Lousy Management. Woodlake on the Bayou has a poor decentralized management model, which makes it hard to get issues resolved. Corporate office keeps passing the bark and will not follow up on issues while onsite management will refer you to their Richdale office so as to avoid dealing with issues such as overcharging and giving your deposit back. They once had an excellent manager called John but they moved him to God knows where and replaced him with a glorified leasing agent who has no clue as how to resolve tenant complaints. They demand high deposits which they do not intend to pay back. I left the apartment reasonable clean but they found a way to charge me for carpet and put unwarranted late charges on my rent. Do not move here. Apartment could be good but need good management structure and qualified personnel.
Do yourself a favor - live somewhere else..
The price is what brought me to this place because it is less expensive than most of the competition. However, I soon regretted that decision.
The apartmnets are falling apart. The maintenance staff is awful - they do not respond to inquiries for weeks. The laundry room has holes in the walls everywhere, and two of the 5 washers leak badly - it floods every time you do laundry. I've told them about this dozens of times, and nothing has been done in the 6 months I've been here.
They charge you extra money to get cable. They have a special "agreement" with Comcast, where that is the only provider you can use, but you must pay the office extra money to do so. Initially, they said basic cable was included and I only had to pay for extra options. Comcast did not charge me for basic cable - just the extras. That sounded great, and helped in the decision to come here. Then, months later, they say that I need to pay the office $40 / month for basic cable, seperately than the Comcast bill. FYI Comcast's basic cable is $30. However, you can't go directly through Comcast, because the management owns the lines.
I moved here from NY, and my mom had a major stroke two months after I moved in. I tried to get out of the lease any way possible to move back to NY and take care of my mom. They didn't work with me at all. I even offered to sublet or find someone else t ocome in and rent the apartment, and they said htat both of those options came with hundreds of dollars of monthly fees. Flat out brekaing the lease came with over $2200 in fees. They don't care at all about the clients, just the money.

Since I've lived here, I've had nothing but awful things to say about them. The only remotely positive thing is the good price. Do yourself a favor - if you can affod it, live somewhere else.
Not Good.. If you are looking for a place that is clean, then woodlake is not the place to go. People do not clean up after their dogs. Also when you go and work out the place is a mess. Everytime that you say something to them nothing gets done. It's bad. the same thing with the main pool by the office. I had to move out it was sooo bad.
