Tips for Pegasus Property Management

I have been renting a pegasus house for almost a year. I have never been in a home that was so well maintained. When something goes wrong they fix it very quickly. I dont understand why someone says there is not response. I'm always surprised at how quickly they respond to an issue. When searching for a rental none of the other houses even compared to the 2 pegasus homes we looked at.

I have been with Pegasus for 2 years on a property Im renting, I get no call backs when i leave messages, It mon - fri- 10-3 and Sat Sun = forget it. if you have a problem they will send someone next week, they are rude and treat you like you sub-par for renting a house. they will charge you 150$ a day in late fees, even if they are out of the office and drop it in the night drop. they are crooks to the biggest degree. I cant understand how they are in business. They had to fix the toilet handle on my toilet, They messed up and sent the bill to me . they charged the owner $1150 for the after hours service call and a whole new toilet and internals. funny thing is that the guy came to the house on a tuesday afternoon a 130 pm. and was in the house 13 min. he only replaced the handle. I feel sorry for the owner of the house, they got charged for bogus work. They guy smelt so bad it took 2 hours for the smell of him to leave. also they “ came into my house for a 3 month inspection and noticed a few of my personal items were moved around, What business do they have going threw my drawers? i have since added cameras to my house to catch them in the act. I ask the possibility of changing my locks and they said no. they must have a key at all times “ total crooks”

Been with Pegasus for 4 years. I have used a few other management companies before Pegasus and I can't express how much more you get out of this company. Most companies let the tenant destroy your property then expect you to pay for a complete remodel. Pegasus makes it the responsibility of the tenant to leave the property the way it was when it was leased to them.

I have always received prompt response whether its by email or phone when I have a question. They truly look out for their clients. This is a secure financial decision with my portfolio of properties

What did I get myself into. What a fiasco. These people are horrible. The only reason I hired them because it seamed like a great idea at the time. I thought it would take the burnden off of us because we work all the time. They don't return your calls, you ask them a question and they don't give you a straight answer. They lie, the women told us that how to do the locks on the house for it to pass code then another lady said it needed more. My husband asked her how much and he told her to go ahead that that was a good price. They billed me for much more than she quoted. We did all the work and repairs and she charged us???Something is wrong with this picture. Luckily I know the people who are renting the house. I also heard her story. Anyway, guess I will have to get council on what to do about this. My suggestion to all is to do some research before you step off the deep. What a mess.

worst experience ever. where do we start well we found a property on line and decided to take a look we really liked it so we pursued to have a contract for one year we had no idea the mess we where getting into it was inevitable we put a hefty deposit down and signed a one year contract so time went by and our 6 month walk through came and went and the only complaint was that the air filters needed replacing that was all so pretty much just a minor issue we resolved the issue as well as we cleaned the carpet with one of those machines you rent at the hardware store just to be neat 5 months later move out time came so we started to prepare we started to move out slowly for we had found another residence earlier than expected and as well before moving out we cleaned the carpet again we though we did a pretty good job we cleaned the house we had our parents come for a weekend the boys cut the grass and detailed and us ladies cleaned up the empty home we were pretty proud any who in our minds there was no doubt that we would get our deposit back a couple of months later no word back that is when we called and where made aware that not only were we not going to get our deposit back we owed them 500 dollars in "damages" on top of our deposit so they say what a mess luckily we have a lawyer in the family and she is not surprised by the acts of the company for many companies take advantage of their tenants and pocket the money hoping the majority wont take legal action but no we will i will not let them continue with their actions i suggest you all find some one else

Terrible!!!. We sent this woman e-mails, and called her several times. She never got back to us until we called her office and told them that we could not get ahold of her. We wanted to look at a property and we had been calling her all day with no answer on her part. When we finally got in touch with her, she agreed to show us the property. Literally 5 minutes later, when we were turning onto the street, she called us to tell us that she was leaving. We told her that we were just turning onto the street, so she turned around and opened the property for us. She was very cold, did not even say hello, nor did she give us a tour of the place. She just stood at the door, holding it open, waiting impatiently for us to leave. The phone calls have been very rude, and she clearly did not want to make a sale. I am so disappointed with her lack of professionalism. I will never go through this company, and I will be advising my friends not to as well.

Awful, Awful, Awful. First we rented a house through Pegasus Property. We did our inspection and everything was fine. Then Hurricane Ike came and one of the trees was very badly damaged. It took 6 months for them to remove the damaged branches which were dangling from the tree. One day I came home and a huge section of the tree was in the driveway. If I had been there, my car would have been wrecked. Finally I said I was going to hire someone to do it and give them the bill and Pegasus finally did something.

In the lease there is a clause that they will charge you $100 for a call out so you end up replacing parts and doing the repair work yourself just to avoid this charge.

Our lease was up and then our rent went up $200 a month. So we ended up leaving. We asked for a walk through but were told it wasn't their practice. I thought this was weird until I got my security deposit back and saw why they didn't want to to a walk through. They charged over 10 times what it would have cost me to fix the minor items they found. When I complained, they cited these obscure clauses in the contract.

They sent me a receipt of the charges they sent to the owners of the house and it was ridiculous. For painting a shelf, they charged the owner $350. One of our neighbors would come and do some of the repair work in order to save the owner's of the property the fees that pegasus charged them. Beware of this company! If you want to see any of your deposit back, plan on spending some time in court.

Time Property Management. Everthing I read here resembles practices of Time Property Management in Houston. Too many crooks in this business.

The FBI needs to start cracking down on these shady property managers who take advantage of absentee property owners.

Ditch these losers!!!. These guys manage our condo property, which was damaged badly via Hurricane Ike. My boat was destroyed via being lifted off of the dock and placed on the land via the storm surge, and I made an insurance claim within minutes of the destruction. However, I have been harassed by Pegasus (Carla is the witch's name) about getting the boat off of the property, even though their dock was defective (the boat was tied up properly, but the dock cleats came off). They have no heart, are not able managers, cost me and the other residents way too much in the way of maintenance fees, and are simply incompetent. My insurance company is great, as are all other folks in Houston who are trying to deal with this disaster, EXCEPT for the idiots at Pegasus, who have no clue as to integrity or sympathy for the folks who are hurt by a natural disaster. By the way, the roof was blown off, and when I asked for them to give me an estimate as to when I could get their insurance info (when Carla the harasser called me) to make my claim for relief against Pegasus for the damage done to my unit, I was told that it was not my concern, and that I could expect the info sometime next week, when it suited them.

Folks, see the difference? When Pegasus needs something (i.e. boat removal), they are vicious, when it is up to them to perform their responsibility, they defer and obfuscate.

SHAME ON THEM!!! DO NOT HIRE THEM!!! THEY ARE BAD NEWS...

Cover your behind when doing business with Pegasus!. Prior reviews point out that these guys are pretty snide in their practices and they are. Biggest complaint is, their repair rate is very high which affords them minimal effort leaving you repairing their property(ies) from long term neglect. When I say minimal effort, they charge you for repairs on old neglected items that will likely break again and soon! Routine walkthroughs and their critique of living standards force you into being a demo unit! On move in date, inventory ALL imperfections to the 't' (toilet seats slide? any plant life in the yard that looks unkept, trees on or near fenclines), because they will when you move out. Up for torture by doing business with them? If so take pictures of everything when you move out, they will not hesitate to falsely or innacurately ring up charges. My deposit with them was $900 and they inched charges up to $1100. I fortunately had some casual photos that forced them to remove charges. It took 1 week of haggling to get $250 of my deposit back which was far less than what I should have received. Note: they will try and pawn off normal wear and tear items onto you, touch up paint for example is their responsibility under TAA. Otherwise for the price they are not bad but you'll spend your savings in move out fees if you are not careful. When issued move out charges, they will charge you full service. A good example is if only 1/8th of the driveway needed to be pressure washed they will charge you for pressure washing all drive ways!
